Maintenance Technician

MAINTENANCE TECHNICIAN - JOB DESCRIPTION

The Maintenance Technician, under the direction of the Property Manager and/or Maintenance Supervisor is responsible maintaining the physical integrity of the property including general maintenance and turnover of rental units; service requests and repairs/upkeep of common areas.

DUTIES AND RESPONSIBILITIES

Conduct all business in accordance with Sovereign Property Management policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.

• Complete daily grounds work including picking up trash, maintaining pet waste stations, laundry rooms, hallways, sweeping curb and dumpster areas.
• Responsible for the completion of all maintenance service requests as assigned in a timely and accurate manner; includes plumbing, electrical, HVAC repairs, appliance repairs, as well as drywall and painting work.
• Complete make-ready process of vacant apartments.
• Responsible for 24-hour emergency maintenance service as scheduled; includes snow removal.
• Maintain accurate record of all service requests and after hour emergencies.
• Maintain a professional courteous manner with all residents, vendors and contractors.
• Follow preventative maintenance schedule for apartment units, maintenance equipment and common areas as designed by Maintenance Director.
• Report to the Property Manager of any unusual occurrence and/or damage, unsafe conditions, or maintenance problems that may occur on grounds or in buildings
• monthly property inspections.
• Maintain an accurate inventory of property tools, supplies and materials and keep maintenance shop and all storage areas clean and organized.

REQUIREMENTS

• 2-5 years experience working in apartment maintenance.
• Excellent written and verbal communication skills.
• Proficiency in plumbing, HVAC, electrical and carpentry.
• Knowledge of OSHA laws and regulations.
• Strong time management skills and ability to multi-task.
• HVAC certification preferred.
• Valid drivers license.
